What do I have to pay for when buying a home?
You have decided to buy a home. Great! Usually the last thing on a home buyers mind the day that decision is made, is how much are all the administrative costs?
Part of my job is to help home buyers understand what their costs will be. I can't give exact numbers because every person and property is different, but I can give an approximate breakdown.
Mortgages
If you are buying a CMHC insured mortgage, which unless you have 25% down payment you probably are. You will have to pay between 0.5% and 2.90% of the purchase price in premiums. Your bank or mortgage company will also have fees they charge. On top of that most mortgage companies offer extra services like life and disability insurance. Your banker or mortgage broker will be able to explain these costs.
You may also have to pay for an appraisal.
Lawyer or notary
You will need to have a lawyer transfer the title. This normally costs between $800 and a $2000 dollars.
Property Purchase Tax
The provincial government charges 1% of the first $200,000 and 2% of the balance.
If you have never owned real estate and the purchase price is below $265,000 you probably won't have to pay this tax.
Home inspection
I always recommend a home inspection.
They normally cost between $200 and $500
GST
On new homes
Adjustments
Property Tax, strata fees, etc.
Insurance
Ask your insurance agent. It varies based on property and claims history
Strata
You may have to pay for strata documents $20-$50
These are a rough estimate but I hope they give you a better idea of what you will pay.

Add value to your home
If you are thinking of selling your home sometime in the future you may have considered doing renovation to add value. Before you start you have to weigh the cost vs. Benefit. If you plan on living in your home for a short period of time you may want to make only cosmetic changes. ie flooring, paint, counter tops and trim
If you think you may be in your home for several years you might want to take on the bigger jobs. Some of things home buyers look for are:
- upgraded electrical
- age of the roof
- age of appliances
- siding
- landscaping: tidy but low maintenance
- insulation
- heat pump, or a newer furnace
- NO OLD OIL TANKS: 10 years or newer for insurance
- thermal windows
There are also some inexpensive things you can do to modernize the look of your home some of these are:
- replace light switches and electric outlets with a newer style
- replace old door handles
- yellow glass by the front door is out
- vinyl siding made in the ninties no longer looks modern
